Credit Reports are the single most important part of
Tenant Screening. TenantInquiry can supply a full
Credit Report providing the property manager uses an
approved tenant application. The tenant application
MUST authorize the credit report to be pulled. If the
application you have does not have the authorization release,
you have (2) options:
1) Download and use our application.
2) Have the potential tenant sign a secondary form that states
"I/WE the undersigned authorize our credit report to be ran for
tenant screening." Have the applicants sign and date this form
and send it in with the application. It is that easy, no need for
a lawyer to write up and expensive consent form.

The credit report we run is through TransUnion. We can run
the credit report from any of the three bureau's if you have a
preference.

The information contained with in the credit report is:
1) The credit score
2) List of accounts and the account standing
3) Public Records - Liens or Judgments / Bankruptcy Filings

Please note that credit reports are considered sensitive material
and should be cared for as such. You should take care of all
credit reports as if they were your own. If you store the credit
report, you need to keep it in a locked file cabinet. And, if you
discard the credit report you must shred it. At TenantInquiry,
we keep all credit reports stored electronically if you need to
retrieve it at a later date.

We do not have a copy of a credit report to view at this time.
However, we know reading a credit report can be tricky at
times. When you use TenantInquiry for you screening needs,
we will help you read the credit report at no extra charge. All
you have to do is call our office and we will be glad to help.
