Eviction Report is a great tenant screening tool
to determine if the potential tenant is qualified.
The eviction report pulls the applicants
residence history and matching names from the
housing court records.
It is important to be sure the applicant puts all addresses
he/she lived at within the past 7 years. We have our packages
set up to search 1 state. If you need several states searched,
please call for more detailed information. The eviction report
will contain any evictions and eviction filings with the evicting
party information.

It is good practice to run eviction reports on all persons over
18 years old that will reside at your property. If at the last
residence, the lease was only signed by one person, the second
person will have a clean record. With all persons over 18 on
the lease and being screened, you will have a better look at
the potential tenants. It is a good practice to get a copy of the
drivers license if you can. Be sure the full name appears on
the application. For example, John Joe Smith. John Smith
may have a clean record, however, Joe Smith may have 3
evictions. And if you can, get and keep a copy of the license
for your records.
